Foreclosure Inventory Shrinks

According to data released yesterday from CoreLogic, the national foreclosure inventory (homes in some stage of foreclosure) is down 24% in April 2013 compared to 2012.  The foreclosure inventory has been declining for the past seventeen months, and is at its lowest point in six years.  There are only a few bank owned properties currently listed on St. George Island – only two REO houses and three REO lots.  This is a strong indication of market recovery.

It’s another great day on St. George Island.  The beaches look fantastic for this holiday weekend.

St. George Island Named #3 Top Beach

Once again, Dr. Stephen P. Leatherman, otherwise known as Dr. Beach, has named the St. George Island State Park one of the top ten beaches in America.  We’re #3 this year!  Dr. Beach is a professor at Florida International University and a coastal scientist.  His annual Top 10 list uses 50 criteria including water color, sand softness, rip currents, wildlife, viewing vistas, water quality, turbidity, pollution and safety record.

The Julian G. Bruce Park, located on the east end of the island has over nine miles of white sand beaches.  Activities include swimming, boating, hiking, birding, fishing and camping.  Check out more from Dr. Beach at his website

Flood Insurance Rates to Increase October 1

The Flood Insurance Reform Act of 2012, passed by Congress, mandates flood insurance rate changes which will be effective October 1, 2013.  It is estimated the average flood insurance premium will increase 10% under the National Flood Insurance Program (NFIP).  The increases will vary by zones with the largest ones in the coastal V and A zones.  Also, the FEMA flood zone maps were recently updated for St. George Island and Franklin County, changing the zones for many properties.  As we approach hurricane season, it’s a great time to contact your insurance agent to review your policies and get more information on the changes scheduled for October.

Residential Sales Activity Up 31% YTD on St. George Island

The real estate market has definitely recovered on St. George Island, Florida.   Year to date, there have been 55 total house sales.  Last year at this time, the number of closed houses sales was only 42.  (Time period is January 1 – May 21).  62% of the sales this year were in the $200,000 to $499,999 range.  Three sales were over a million dollars.
